Disrepair Claims

We are aware that some of you are being approached by disrepair claim companies, who want you to sign up for their services but won’t let you know all the risks.   

What is a disrepair? 

Disrepair is when we have failed to carry out repair work that is our responsibility after you have notified us in line with the terms of your occupation contract. 

Be aware 

These companies want to make money from your claim. One of our residents, who used a disrepair claims company, has gone from hoping for compensation to being faced with a bill for thousands of pounds from them. 

What you need to know 

  • Disrepair claims can take from months to years to sort out. 
  • Once you have signed a contract with a claims company, you may find it difficult to get out of it and you may be liable for their fees, whether or not the case goes to court. 

What you should do if you think you may have a claim for disrepair 

If you think you may have a claim for disrepair, please contact us. 

One of our surveyors will visit your home and will make a note of any repairs we are responsible for. 

The surveyor will then issue instructions for either our own trades colleagues or a contractor to complete the repair in the appropriate timescale. 

If you think your home needs a repair 

If you think your home needs a repair, under the terms of your occupation contract, you must report it to us.
