What is Homeseeker?

Homeseeker is significantly different from the previous Homefinder scheme where priority was based on time waiting and the award of priority cards. This system is based on an applicant(s) actual need (or multiple needs) for housing. This assessed need will be categorised within housing need bands ranging from Gold band for those people most in need of housing to Bronze band where there is limited or no housing need.

How can I register for housing with the new scheme?

All new housing applications can be made either through an on-line submission via the internet or through submitting a housing application form. The information you provide on the application will be recorded and we will undertake a number of checks before your application will be made live, such as proof of identity, tenancies held previously with another landlord, previous address history, rent arrears or other service charges owed.

I own my home – can I apply?

You may apply to join the scheme and we will assess your housing application based on your housing need.

How will I know I have been accepted on to the housing register and what band my application has been placed in?

Your housing application will be assessed and your household placed in a band which relates to its housing need by taking current circumstances into account. If an applicant disagrees with the band decision, there will be an appeal process. Each successful application will be acknowledged by a letter confirming date registered, effective date, size of property eligibility and the band placed in.

Will I still be able to mutually exchange or transfer within the new scheme?

The proposed scheme will not affect your right to a mutual exchange. If you want to exchange with another tenant you can continue to receive advice and assistance from your Community Housing Officer or any Bron Afon Housing Office.

You will still be able to transfer from one home to another as long as you have complied with your conditions of tenancy and have regularly paid your rent and other service charges applicable to your tenancy. If you have not complied with your tenancy your application to transfer may be temporarily suspended giving you time to rectify the problem. Your application will be reinstated following consistent evidence that you are complying with the agreements contained in your tenancy conditions. There is also an appeal process should applicants disagree with any decision made.

Once we have checked and validated your details, you will receive confirmation and further information which will enable you to use the scheme. If additional checks are required your application may be temporarily suspended while further enquiries are made. There is also an appeal process should applicants disagree with any decision made.

How often are properties advertised and how long will I have to bid?

Properties are advertised weekly from 12.01am on a Thursday until 11.59 pm on a Tuesday and can be accessed:

o On the Homeseeker website 
o On display boards at all partners’ offices

Bids can be made on up to 4 properties each advertising cycle by:

How do you decide who is offered a property?

Once the closing date for bids has passed, a shortlist of interested applicants is drawn up by the respective landlord. This will be in order of priority preference, eligibility and effective date of registration as per the advert details.

How do I request a review of a decision?

A review can be requested if you disagree with the following:

· You are not eligible to join the housing register
· You are not eligible for an offer
· You think that you have been placed in the wrong band
· You think you have been given the wrong registration date
· Your application has been cancelled other than by your own request

You must contact Homeseeker in writing within 21 days of receiving the notification and the reason the request is being made.
